Are smart homes reliable? Yes, if four things are done properly: the design, the home network, the records you get at handover and the maintenance afterwards.

This guide covers each of the four and what to look for. You can use it to question any installer, including us.

## What does a reliable smart home actually do?

A reliable system responds every time you press a keypad, even when the internet is down. If one part fails, the rest keeps working and you can still control your home from the wall.

Here is a simple test for any system you are offered:

- Switches and keypads work without the internet
- Schedules, such as blinds closing at sunset, run from the hub in your home
- You get a warning before a small fault turns into a real problem
- Another qualified engineer could repair it if your installer was no longer around

## Why does the design matter so much?

Most of a system's reliability is settled before anything is installed. The biggest choice is wired or wireless.

Wired systems usually use KNX, the wiring standard most wired systems use. Each switch, dimmer and sensor talks over its own control cable, so it does not depend on Wi-Fi or radio signals. KNX is an open standard backed by more than 500 manufacturers, so you are not tied to one brand. We recommend wired KNX for new villas, including three-bedroom new builds. If your apartment is not already KNX ready, the best time to fit it is during a major renovation.

Wireless systems suit renovations where you do not want to cut into walls. In the UAE we use Zigbee, a low-power radio system for smart devices, because we find it works best here. The trade-off is placement. Concrete walls with steel reinforcement cut Zigbee's range, so devices and repeaters (small units that pass the signal on) have to be placed with care.

Every system also has a hub, the small box that runs your system. In the homes we fit, that is Symphony, Avario's automation platform, designed to make large, complex homes easier to manage.

## What happens when the internet goes down?

A well-designed system keeps running. Ask any installer which features stop without the internet, and get the answer in writing.

Here is how it works in the homes we fit:

- Keypads control your lighting, AC and curtains even if the home network itself is down
- While your home Wi-Fi is working, the app still controls everything from inside the home
- Blind and irrigation schedules keep running from the hub
- Smart locks keep working at the door with keypad or fingerprint, and only remote access from outside stops until the internet returns
- The locks we recommend have a physical key or an emergency power option for flat batteries
- Camera recordings are saved in your home, and cloud backup is an option you choose

## How much does the home network matter?

A great deal. The app, cameras, intercom and many wireless devices all rely on your home network, so a weak network makes a good system feel unreliable.

We design and install Ubiquiti UniFi networks only, and we use UniFi tools to map the signal through your home before deciding where equipment goes. Most UAE apartments, even older ones, already have data points in the walls. We can usually reuse that cable and fit wall-mounted access points, the small units that send out Wi-Fi.

Our guide to [Wi-Fi networks for villas and apartments](https://staging.avario.ae/articles/home-wifi/) goes into more detail. [Privacy and offline control](https://staging.avario.ae/articles/privacy-offline-control/) explains how to keep more of your system running inside your home.

## Why do the records and passwords matter?

Without the programming file and passwords, nobody can easily change, repair or upgrade your system. We see this often when people move into a home with an older system. The previous installer kept the file, so the whole system has to be reprogrammed to create a new one.

At handover we give you everything you need to keep your system independent of us:

- The ETS project file (ETS is the software used to program KNX, and the file holds every setting) and all passwords
- Drawings and a wiring schedule
- Written system records
- Old users removed and logins reset
- A training session for your household

## What if the file is missing on an existing system?

We rebuild the configuration, and you always get a copy. On an older wired system where the file is gone and the original installer has disappeared, we rebuild the setup and replace the hub with Symphony. Whether your existing keypads and switches stay is your choice.

Our own team does all programming and commissioning, which means setting up and testing every device before you move in.

## What does maintenance involve?

Maintenance catches small problems like flat batteries, old software and weak signals before they stop something working. The Avario app runs a watchdog, a dedicated system that constantly checks everything is running as it should. It warns you about things like a sensor with a low battery or a lost signal.

We build each maintenance plan around what your home has. It can include:

- Network monitoring and software updates
- Smart lock batteries, firmware and user codes
- Leak sensor checks and battery replacement
- Irrigation controller and sensor checks
- Cinema and multi-room audio updates and checks

## What happens when something goes wrong?

You report it through the support chat in our app, Monday to Saturday, 8am to 7pm. Our written commitment is: "During business hours, we are able to respond instantly, callouts within 4 hours."

Most of our support is done remotely. You approve each remote session, and you can switch remote access off completely.

If another company installed your system and you do not have our app, call us on +971 4 458 2205. We always start with a health check: a full system check, a thermal camera scan for hot spots such as overheating connections, and a Wi-Fi signal map. See [smart home repair and maintenance](https://staging.avario.ae/articles/smart-home-maintenance/) for how plans and call-outs work.

## Does Dubai's heat affect a smart home?

Outdoor equipment has to be chosen for the heat. Every product we fit outside is IP rated (a code showing how well a device is sealed against dust and water) and tested in Dubai heat.

Doors need the same thought. The right smart lock depends on how the door is used and how much direct sun it gets, so we choose the lock after seeing the door.

## For interior designers and architects: where reliability starts

Many of the choices that decide how reliable a system is are made on your drawings. Changing them after the walls are closed is slow and disruptive, so the earlier we join, the better. We work from your drawings.

On a project, we work with you on:

- KNX cable routes before walls are closed, run by your MEP team from our plans or by our own team
- During the main wiring stage, checks on the contractor's cabling every 2 days
- A place for the network cabinet and positions for ceiling or wall access points
- Keypad positions that make sense for the people living in the home
- Lighting design and control, alongside your lighting specialist if you have one

Our [partner programme for interior designers and architects](https://staging.avario.ae/articles/interior-designers-architects/) explains how we work with your team.

## Questions people ask

Is wireless less reliable than wired? A well-planned Zigbee system works well in many homes, especially renovations. Wired KNX does not rely on radio signals at all, which is why we recommend it for new villas.

Does a smart home need the internet to work? Not in the homes we design. Keypads, schedules, local lock access and app control over your home Wi-Fi all keep working. You only need the internet to control things from outside your home.

What if my installer is no longer around? If you hold the project file and passwords, another qualified engineer can take over. If you do not, the system can be rebuilt, but that takes longer.

What warranty comes with the system? Each manufacturer's own warranty covers the equipment.

Can you check a system someone else installed? Yes. Our health check covers the system, scans for hot spots with a thermal camera and maps your Wi-Fi, and then we tell you what needs attention.

## Next step

If you want to know how reliable your current or planned system is, [book a home visit or engineering survey](https://staging.avario.ae/articles/book-survey/). Our team gets in touch the next business day to arrange it. Our engineer then looks at your home or plans, and you usually get a written quote within 2 days.
